Okay so I'm officially worried. I am a first time home buyer (I wrote you before regarding the first lender I was working with) now my question has to do with my second lender. We are under contract for a new construction home closing on 5/25/21 in Florida . This is the builders preferred lender. The rate is 2.8 but it is not locked. And I did ask the lender over phone and the response was confusing– basically, it can't be locked until the end of March or something like that. Under the lock rate section also says it expired on 1.29.2021 I am reviewing the initial disclosures comparing it to the first disclosures. The base loan amount differs by Few hundred bucks too. Any advise ?? Thank you Jen!
Well said. I had to find this out the hard way by shopping a lot of lenders and trying to read behind the lines. Luckily I’m in contract and I just was able to lock rate a 2.25% FHA with a negotiated $3K credit. Do you have a video on Closing Disclosures and what parts of the page 2 are fees that are negotiable or that you can ask to be removed ?
Navy Fed offers Rate Lock while under contract. My rates have dropped 3 times. Closing is November 30th. I received the Closing Disclosure for signature. My interest rate is wrong because rates dropped again. I requested the new rate and got denied since closing is Monday. Underwriter needs my signature via DocuSign. I'm not signing.
Is it possible to lower my rate after signing closing disclosures? I just e-signed yesterday. Noticed that rates have dropped. Closing date is 11/23 and Disbursement date is 11/30. Would I still be saving money if I just make extra principal only payments? Please help….I'm kinda panicking that I missed out on a lower rate and saving money. Fyi, is for refi
Jennifer, thank you very much for Bringing up, yeild spread premium. I called your office 2 weeks ago, you have an amazing team that works for you. I will definitely be calling you in January to get my loan with you And hopefully you could recommend a good real estate agent. You have a lot of knowledge.
Hello Jen, My lender recommended not to lock my pre-approval at 3% with a 770 mid credit score. I'm also putting 20% down. The lender said rates will go even lower. Does this seem right?
I wished I would have seen your videos before going with my current lender, locked in a 3.25 30 days ago and I just cant help but feel like I could have gotten a better rate with everyone saying they are getting 3 percent or less.
The next time you wear your Gladiator dress put on a set of those white angel wings and when you go downstairs and your husband ask you if he is in trouble again just turn around and show him your wings and Tell him no I am just going to work and be an angel all day. You know you're doing A great job when you have whiners and complainer's about you in your comment section. Just let them whine and cry because they know who they are. Too bad so sad as the saying goes. Another great video as always and appreciate your hard work. You are truely an angel. Have a beautiful day and a great weekend.
My lender didn’t lock it when we had already told her the seller had accepted our offer. Once we started escrow we found out that in order to get that rate, we had to pay $1560. She said she wanted to wait just in case we could get a better rate. We were sooo mad to say the least.
We need to chat.
This is an important topic that I always have with my clients. Great video!

Wow!! I never realized how much the lender and realtor I spoke with lied to me! Thank you so much!
Atleast only one sleazy lender hit the dislike button

Do you have to be in contract to lock in rates? Can you lock in rates while shopping for house?
I appreciate your content.
I have a signed contract. Our lender is refusing to lock. Would love to chat if your free.
Still no hates, I guess those who are tempted don't want to expose themselves as bad apples. Well played 🙂
